South Cliff Caravan Park is open from 1March - 30 November (9 months). South Cliff Caravan Park is not a residential park therefore you must have proof of residence before purchasing a holiday home. Sub-letting of caravans is not permitted on South Cliff Caravan Park.

How can I purchase a Holiday Home on South Cliff Caravan Park?

There are two ways to purchase a holiday home here at South Cliff Caravan Park:

Option 1 is to purchase a caravan privately, a list of private sales is currently available in reception.

Option 2 is to purchase a new or pre-owned on-site holiday home through an approved dealer. (All approved caravan dealers are visible on the sales list).

How do I find a pitch on South Cliff Caravan Park?

Caravans that are for sale privately (see option 1) are already sited on a pitch. If you wish to buy a holiday home through an approved dealer you will need to check that they have a pitch currently available on South Cliff Caravan Park that will accommodate the caravan you wish to purchase. You do not buy the pitch.

What should I consider when choosing a pitch?

There are a number of factors to consider when looking for a suitable pitch. Firstly what size caravan will it accommodate? Is their provision for a veranda and/or a storage box? Is the surrounding area, trees/wildlife suitable to my tastes? Is the pitch south facing so I get the sun? Please ask these questions before purchasing to avoid disappointment.

What should I consider when choosing a caravan?

How many bedrooms do I require and would double glazing/central heating be an asset? How many seasons does the caravan have left before it has to go through the Caravan Safety Inspection process? (this is an 'MOT' like process that must be conducted every year after the 15th season).

How do I view a caravan that is for sale?

If you wish to view a caravan that is for sale privately you must contact the owner of the caravan who will arrange with you a suitable viewing time. If the caravan is for sale through an approved dealer you can contact site office who will give you a key to view the caravan.

How much commission will I need to pay?

Commission is payable on all caravan sales. If you purchase a second hand caravan the commission is 15% plus VAT of the top book price of the caravan. If you purchase a new caravan the commission payable is 20% of the top book price.

Where do I find the top book price of a caravan?

The top book price of a caravan is found in the Glass Guide, a valuation guide to all caravans. The top book price of a caravan is available on request from Reception.

How do I purchase a caravan that is for sale privately?

Once you have agreed a purchase price with the current owner both parties must attend a meeting with Site Management. Appointments are available 7 days a week at 11am and 2pm (subject to availability). The meeting must be pre-booked by the current owner of the caravan.

At this meeting all relevant paperwork will be completed for you to become the new owner of the caravan and the commission on the sale of the caravan must be paid. Details of what paperwork you will be required to bring with you when you attend the meeting are available from Reception. Please expect this to take up-to 1 hour as this also forms part of a welcome meeting.

How do I purchase a caravan through a caravan dealer?

Upon purchasing a caravan through an Approved Dealer the Salesperson at the Dealership will organise for you to attend a welcome meeting with site management. Appointments are available 7 days a week at 11am and 2pm (subject to availability). The salesperson will inform you of what paperwork you will need to produce before you attend the meeting.

How much are the site fees?

All pitches have mains facilities, e.g. water, sewage, 15amp electricity supply with individual credit meters; these are read annually and accounted with the following year’s Site Fees.

What extra charges could I incur on top of my site fees?

Electric – All pitches are individually metered for electric. You are billed annually for your usage.

Gas - LPG Gas bottles are available to purchase from reception, as/when you require them.

Insurance - The caravan must be insured every year and a copy of your certificate must be produced at reception (see Rules and Regulations for further details).

Gas Safety Check/Service – A Gas Safety Inspection must be carried out every 3 years but is recommended annually.

Drain-Down – To prepare your caravan for the harsh winter months your caravan must be drained down during the closed season and re-connected for you to use the following season. An approved contractor is recommended for insurance purposes.
